What areas do you manage properties? 

GMP currently manages properties in the West GTA, Etobicoke, Mississauga, Brampton, Georgetown, Milton, Oakville, Guelph, Burlington, Hamilton, Barrie, Wasaga Beach and surrounding areas. We believe that providing the personal touch and connection with your properties requires us to be local.  As such, we do not like to be more than a 30 minute drive from any property we manage. 


How often do you inspect investment properties that you manage? 

Once we move in a new tenant, we will do a drive by inspection in the first month, and inspect the property interior within the first 3 months. Once a year, we will perform a full inspection of the property interior which includes a 15-point safety and mechanical inspection. We also do periodic drive-by inspections and “stop and say hi” throughout the year. 


When and how do I get paid? 

Rent is due on the first of the month and we will issue your payment by the 15th of the month. This allows us to deal with minor delays, holidays and weekends. We will transfer your investment income (or rent) directly into your bank account to ensure there is no hold placed on funds. 


What happens if a tenant does not pay? 

Once a tenant does not pay or a rent cheque bounces, we file the proper documents with the landlord tenant board and the tenant to start the clock on the eviction process. If the tenant does not make the required payments to reinstate the tenancy, we then pass it over to our legal team to efficiently complete the process. 


Do you make your tenant sign leases? 

We always execute a proper lease for all of our tenants without exception. We prefer to sign tenants onto a minimum 1-year lease. 


Do you do credit and background checks on your tenants? 

We always have tenants complete an application, and we use that info to pull a credit check, check employment history and references. But above all, we use our many years of experience to select the right tenant for you. 


Do you take care of repairs? Maintenance? 

Any issues that come up with your properties, maintenance, appliance repairs, mechanical issues, emergencies reported to our 24hr hotline will be taken care of efficiently and with your budget in mind. We communicate these issues to you, provide you our recommendations always proceed as per your direction.
